The building is set back from the edge of Rochestown Avenue to make an entrance court and to line up with the frontage of the proposed Garda Station.  It is then intended to make a three/four storey block arranged around a circulation street that would be accessed from the front entrance court via a wide landscaped space at ground level.  This block would have a singular sloping roof that ties together the diverse elements and brings the scale down from Rochestown Avenue to the rear of the site.

The 3no. duplex Enterprise Units are located on the first and second floors and are accessed via a lift and stairs in the circulation street.  These units are dual-aspect with a service zone to the south to avoid overlooking of the adjacent properties and the residential units and with generous open-plan spaces connected by double-height voids on the north side. 

The 7no. duplex apartments all have own-door access at ground level from the circulation street.  The apartments are all dual-aspect with kitchens and bathrooms arranged on the north side to avoid overlooking from the enterprise units and with the bedrooms and living areas facing south-west and opening onto large private gardens and terraces.
