Renovation and extension to house in Sandycove

The existing house was built in 1997.  It consists of a two storey wing with living room at lower level and bedrooms at upper level, and a single storey wing with kitchen, utility and playroom. 

It is proposed to remodel and extend the house to accommodate a growing family.  The proposal consists of the addition of a level above the existing single storey wing of the house and the remodeling of the entrance area and first floor landing area.  This would provide two additional bedrooms, an en suite and additional storage area.  The addition consists of 50sq.m..

The existing footprint of the house is retained. The intention is to remove the pitched roof of the single storey wing and place the proposed additional accommodation above the existing walls.  The house would continue to enjoy its 237 sq.m. of open space.  The proposed bedrooms are staggered.  This allows all windows to look to the south towards the mews lane and therefore avoids overlooking of neighbouring properties.  It also reduces the mass and bulk of the form of the proposal.  The proposed flat roof on the addition minimises its height.   The intention is to plaster the proposed addition in keeping with the existing house.
