Special Mention - RIAI Irish Architecture Awards 2009

Each of the 18 owners of an apartment block in Donnybrook have come together with the intention of rebuilding their 1960’s building which is very inadequate and poorly designed by current standards.  A number of  additional units are to be included in order to finance the project.

 A series of own-door units are accommodated at ground level with 2-bed duplex apartments above, accessed from a protected gallery at second floor level.  A new entrance lobby, stairs and lift is made on the northern end to provide access to this gallery and to the basement car-park.  The proposed block is three storeys to the west side and 4 storeys to the east, giving a split section at the upper levels that helps to create apartments with the spatial generosity of houses.  

The units have large living/dining rooms with 3.8 metre high ceilings, opening out onto spacious winter gardens facing west.  The bedrooms and ancillary spaces are then arranged on the east side where they benefit from the morning sun.  The balconies incorporate an external utility space which can be screened from view and used for laundry, drying clothes or additional storage.  A carved concrete plinth forms the ground floor and a strong rhythm of solid and void is created above by a series of alternating brick screens and winter gardens.
